These Terms of Service ("Terms") govern your use of the Parrot Key Estimating Portal ("Service") operated by Parrot Key ("we", "us", "our"). By placing an order or using this Service you agree to these Terms.
1. Service Description
Parrot Key provides professional Xactimate estimating services for contractors, public adjusters, independent adjusters, roofers, and restoration companies. We prepare Xactimate (.ESX) estimate files based on inspection photos, notes, and supporting documentation that you provide. Estimates are prepared through a software-assisted workflow and reviewed by our estimating team. Delivered estimates are intended for your professional review and should be verified against your own field findings before submission to any insurance carrier or other third party.
2. Payment and Refunds
Payment is required in full at the time the order is placed. Orders are processed only after payment is confirmed by our payment processor (Stripe).
Refund policy: Because each estimate involves dedicated labor on your specific property file, all sales are final once the completed estimate has been delivered. Refunds before delivery may be granted at our discretion on a case-by-case basis.
Revisions: One (1) free revision is included with every estimate, provided the revision request is submitted within seven (7) days of delivery. Additional revisions, or revisions requested after the 7-day window, are billed at $35–$55 per revision depending on scope.
3. Turnaround Time
Our target turnaround is 48–72 hours from the time your order is received and payment is confirmed. Turnaround times are targets, not guarantees. During high-volume periods — including but not limited to active storm events, hurricane season, and major catastrophic loss events — turnaround may extend beyond 48 hours. Expedite orders are subject to team availability and are not guaranteed to complete within 24 hours in all cases; if we cannot meet an expedited turnaround we will refund the expedite fee.
4. Your Responsibilities
You are responsible for the accuracy and completeness of all photos, measurements, job notes, and supporting documents you submit. We prepare estimates based on the information provided; inaccurate or incomplete submissions may affect the quality of the estimate. You remain solely responsible for the final content of any estimate you submit to an insurance carrier, claimant, or other third party.
5. Limitation of Liability
To the maximum extent permitted by law, Parrot Key's total liability for any claim arising from or related to the Service is limited to the amount you paid for the specific estimate giving rise to the claim. Parrot Key is not liable for indirect, incidental, consequential, or punitive damages, including but not limited to lost profits, lost business, claim denials, carrier disputes, or delays caused by turnaround variance. Estimates we deliver are a professional work product provided for your use; we make no warranty that any estimate will be accepted or paid by any insurance carrier or other third party.
6. Confidentiality
Information you upload — photos, claim numbers, insured names, property addresses, and Xactimate profile files — is used solely to produce your estimate and is stored in a secured Supabase project. We do not sell or share your data with third parties. Our team members who work on your file are bound by confidentiality expectations as part of their engagement.
7. Changes to These Terms
We may update these Terms from time to time. The "Last updated" date above reflects the current version. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
